Presentation

The final project was a study of the plan to re-develop the town of Ravoire. This program is the construction of 1050 houses to be built by 2023 and was initiated by the architect Emmanuel Ritz.


As part of our study entitled "the URBAN DEVELOPMENT ZONE VALMAR ", we decided to design a plot of land adjoining the URBAN DEVELOPMENT ZONE which would strengthen its best assets. Our project was centered around restoring a corridor of biological diversity through the center of the redeveloped town. The priority of consumption of energy and biological diversity guided us throughout the design conception.


Our answer to these priorities consisted of three routes:

- The reorganization of the plant spaces as well as rehabilitation of parking lots into urban kitchen gardens

- The implementation of a new green belt surrounding the site

- The energy renovation of COUNCIL HOUSES already present in the local area


A BIOLOGICAL CORRIDOR AS MAJOR AXIS


Given the size of the development area, the necessity of for creating a biological corridor was defined by a study from the Academy of the Natural heritage of the Savoie. The focus of this corridor is on the flora species already established in the vicinity, as well as on the implementation of Emmanuel Ritz's team’s ideas regarding water as a conduit for wild life.


A RECONVERSION BY URBAN KITCHEN GARDENS


The city has a large number of kitchen gardens, particularly in the suburban sector. During the consultations with local residents we discovered that the kitchen gardens needed to fulfill a diverse set of needs. The small farming initiative met the community participation needs of the project. The gardens also allow a gentle transition between the dense vegetation of the corridor and the "urban" center of Valmar.


The removal of parking spaces from the city center works towards the goal of making Ravoire a pedestrian environment. These kitchen gardens shall also provide produce for the market in the town centre.


PROGRAM OF NEW HOUSING


The housing program involved the development of 50 housing units separated into 3 sections all respecting the priority of using solar energy generation. At the same time we had to develop a parking centre along the main route into the city.

 

All the homes are organized according to an identical plan: “technical” rooms such as the bathroom, the kitchen or the toilets were located along the northwest aspect of the main highway to create a noise buffer for the “living” rooms which were generally south facing to take advantage of a wide view on the park. Just like the expected lifestyles of the inhabitants we wanted the buildings to have an aspect onto the natural environment. The top floor has fitness gym and a solarium to take advantage of the panorama offered by the mountain view.


In terms of construction we opted for a system of wooded posts and supporting beams so that the individual spaces could be easily modified. For example a T5 can be transformed into a T4+T1.


The building aims to be responsible with regards to energy consumption. The heating is mainly generated by a central wood burning boiler system and with supplemental thermal solar panels on the roof of each building. As regards the insulation of the building, we opted for bricks of wood-straw. Finally for efficient construction the buildings are built using dry foundations.

SALE OF NEW HOUSING


The sale of the new housing would create approximately 122 000€ TTC. These funds would finance the energy renovation of COUNCIL HOUSES belonging to the local council.
